After Las Vegas' sizzling 43% rise in real estate prices in 2004, we felt it was time to speak with one of the city's top realtors, Dana Anderson-Whittaker

Below Dana describes her feelings on the Las Vegas area and the real estate market.

I feel that Las Vegas is still one of the best markets in the world. We have a strong economy, with lots of people moving here. We are the Entertainment Capital of the World. We have all the major home developers continuing to build here plus Steve Wynn and Donald Trump. If they believe in Las Vegas Real Estate and Henderson Real Estate, I have to too. The Las Vegas valley is one of the most interesting destinations in the Sun Belt, attracting many retirees over the Gulf Coast regions, Arizona and New Mexico. Las Vegas offers a plethora of activities twenty-four hours a day and a wonderful climate with no real harsh weather conditions to worry about like hurricanes, tornadoes, or earthquakes. Our summers are not too difficult to deal with, as most of us stay indoors in the air conditioning or out in the pool on our days off. Currently Nevada offers a great tax shelter with no state tax. Every new casino creates more jobs developing an infrastructure demanding even more jobs for the employees and their families like nurses, teachers and police. People from around the globe will always want to visit and live in Las Vegas because it is so exciting and has so much to offer, even off The Strip. There is snow skiing at Mt. Charleston, world renowned rock climbing in Red Rock Canyon, boating on Lake Mead, and hiking in the Valley of Fire. The desert offers a beauty that is an acquired taste, like a fine wine, and once you get it you're hooked. And, it's really easy to get out of town if necessary. California, Arizona, and Utah are a short car ride and jets leave for most major cities like New York, London and Honolulu all day long. We have a great mayor, Oscar Goodman, revitalizing the "Old" downtown area with great new restaurants and shops, art districts and furniture galleries. Throw in one large military base, Nellis Air Force Base, and the Las Vegas Real Estate Market is simply amazing.

Our prices have been holding steady. We certainly didn't meet the world records set last year with some reporting 43% in appreciation. However, we are recovering and are experiencing more of a "normal" market with competitively priced homes taking 30-90 days to sell. Across the valley, which includes the cities of Henderson and North Las Vegas along with Las Vegas, the average appreciation has been between 11-14% since last year. Our average sale price is still very affordable especially compared to our California neighbors. We have a lot of inventory on the market right now and some areas have seen a small dip in prices which may be typical of the holiday season being upon us. I recently read in "Business 2.0" that we are headed toward the largest real estate boom since World War II. The Las Vegas area is quickly running out of land which will drive prices up. A lot of the surrounding land that isn't owned by the government is not buildable. I tend to think of Las Vegas as an island, surrounded by a sea of gorgeous desert and Joshua Trees, that will be bridging the gap between here and Los Angeles in the next twenty to thirty years in order to increase trade, distribution, warehousing, military and space programs, and of course the Entertainment Industry.

I think Las Vegas is a solid housing market and I will continue to sell here with confidence.

Along with Las Vegas' ever expanding real estate market, so is Dana's business. She recently eloped in Maui on September 14th and joined forces with her new husband, Chris Whittaker. He was also a top producing CENTURY 21 agent of five years. With such a good foundation, we don't see how they can lose.
